Defining "Beach Living" in South Florida
In South Florida, "beach living" exists on a spectrum. True beachfront homes (directly on the sand) are predominantly oceanfront condos or rare single-family homes commanding premium prices. "Near-beach" living — within 0.5–1.5 miles of the ocean — provides walkable or bikeable beach access at meaningfully lower prices.
Oceanfront
Direct ocean frontage. Almost exclusively high-rise condos. Highest price, highest insurance, highest noise/activity.

Walk to Beach (0–0.5 mi)
1–5 minute walk to the sand. Mix of condos, townhomes, and some single-family. Strong rental demand. Premium over comparable inland.
Premium 20–40%+
Near Beach (0.5–1.5 mi)
5–15 min walk or 2–5 min bike. More single-family options. Better value. Usually outside the highest flood/wind zones.
