Yes — and it's increasingly the norm. Florida's legal framework supports remote online notarization (RON), digital document signing (DocuSign/Adobe Sign), and wire transfers. With an experienced local agent coordinating boots-on-the-ground logistics, remote buyers can complete the entire transaction without stepping foot in Florida until they want to.
The key requirement: a highly experienced, communicative local agent who you fully trust to represent your interests. The agent becomes your eyes, ears, and coordinator on the ground.
Step-by-Step: The Remote Buying Process
Virtual Property Tours
Live video tours via FaceTime, Zoom, or Google Meet with your agent walking through the property in real time. Your agent answers questions, checks details you wouldn't think to ask about, and provides an honest assessment of condition and neighborhood.
Digital Offers & Contracts
Florida real estate contracts are executed via DocuSign or similar platforms. You review, sign, and initial electronically from anywhere in the world. Your agent explains every provision before you sign.
Coordinated Home Inspection
Your agent attends the inspection in person on your behalf. A reputable Florida inspector provides a detailed written report with photos. Many also offer same-day video calls during the inspection so you can ask questions live.
Specialty Inspections
Wind mitigation, 4-point (required by many FL insurers), termite (WDO), pool inspection, and flood elevation certificate are all coordinated locally. Reports are delivered digitally.
Remote Online Notarization (RON)
Florida's RON law allows notarization via video call with a Florida-licensed remote notary. Closing documents can be signed and notarized without you being in Florida. Your title company will coordinate this if your lender supports it.
Wire Transfer
Closing funds are wired directly from your bank to the title company's escrow account. Never wire to an individual. Confirm wire instructions by phone (voice only) with your title company before sending — wire fraud is a real threat; always verify directly.
Keys & Access
After closing is confirmed, your agent picks up keys from the listing agent or via a lockbox and can either mail them, store them locally, or leave them for your arrival. Electronic locks can be set remotely for immediate access.

- Call your title company directly using a phone number from their official website — not from the email
- Confirm the exact wire amount AND account number verbally before sending

- Once wired, funds are nearly impossible to recover if sent to a fraudulent account
