Types of Waterfront Property in South Florida
Oceanfront
Direct Atlantic Ocean frontage. Highest prestige, highest risk (flood/wind), and highest price. Primarily high-rise condos in most markets.
Intracoastal Waterway (ICW)
Calm, navigable waterway running north-south between the barrier island and mainland. Direct access to the ocean via inlets. Ideal for boaters.
Canal-front
Properties on navigable canals connecting to the ICW or ocean. Dock access at a lower price point than direct ICW or oceanfront.
Lake / Non-navigable water
Scenic water views with no ocean access. Lower insurance costs. Popular in western communities. Not suitable for boating to the ocean.

Fort Lauderdale — The Venice of America
165 miles of navigable canals weave through Fort Lauderdale's residential neighborhoods. Canal-front homes with private docks are abundant from the $700Ks to $10M+. The Las Olas Isles, Rio Vista, and Harbor Beach neighborhoods are particularly prized. Fort Lauderdale hosts the world's largest boat show annually.
