Preparing Your Home for Showings
In South Florida's competitive market, buyers often view 8 to 15 homes before making an offer. Your home has one chance to make a lasting impression — and that impression begins the moment a buyer pulls into your driveway. This guide walks you through everything you need to do before every single showing, from the entry to the backyard.
The Day-of Showing Checklist
- Make all beds with fresh, wrinkle-free linens — even guest rooms
- Clear all kitchen countertops of dishes, mail, and small appliances
- Empty kitchen trash and all bathroom trash cans
- Take out pet bowls, litter boxes, and beds — all pets must leave or be secured
- Open all blinds, shutters, and curtains for maximum natural light
- Turn on all lights in every room including lamps and under-cabinet lights
- Set thermostat to 72–74°F — South Florida buyers expect air conditioning
- Flush toilets and ensure toilet seats are down
- Remove personal photos, prescription medications, and valuables
- Add a subtle neutral scent — a soy candle lit briefly, then extinguished, is ideal
- Plan to leave the home 15 minutes before the scheduled showing time
Curb Appeal — The First 30 Seconds
- Blow or sweep driveway and front walkway clean
- Ensure lawn is freshly cut and edged
- Remove any toys, bikes, or equipment from front yard
- Front door should be clean — touch up paint if needed
- Potted plants or flowers at entry add instant warmth
- Ensure house numbers are clearly visible
- Check that exterior lighting works for evening showings
Security During Showings
- Lock away all jewelry, cash, and small valuables in a secure location off-site or in a locked safe
- Remove all prescription medications from sight — this is essential
- Store personal financial documents, tax returns, and statements
- Review your smart home camera placement — consult your agent on local privacy law
- Your agent should verify buyer agent credentials through the MLS before providing access
- Never allow access without your listing agent's coordination and approval
Managing Pets
- Remove all pets from the home during showings — even friendly ones
- Not all buyers are pet-friendly, and pet presence during showings can create anxiety
- Dog crates and cat carriers in the home create negative visual associations
- A professional pet odor treatment before listing is strongly recommended
- Give your pets a 'showing bag' ready to go when the app sends a showing request
- Inform your agent of pet limitations so scheduling can accommodate you
Open House Preparation
- Deep clean the entire home the day before — not just the morning of
- Provide printed property information sheets for buyers to take
- Have utility bills and HOA information in a folder for interested buyers
- Fresh flowers at the kitchen island or dining table photograph and show beautifully
- Your listing agent should be the sole host — never allow unaccompanied access
- Plan to be away for the full duration of the open house — typically 2 to 3 hours
