Most reliable income strategy in South Florida. 2026 vacancy rates remain low (<4% in Broward). Ideal for 2–4 unit multifamily or single-family in growing corridors. Expect 4.5–6.5% cap rates.

Short-Term Rentals (STR / Airbnb)

Florida's tourism economy supports strong STR performance near beaches. However, check municipal ordinances carefully — Fort Lauderdale, Hollywood, and Pompano Beach each have specific rules. Average daily rate: $180–$350 for a 2BR beach unit.

Fix-and-Flip

FIRPTA & Foreign Buyer Rules
