Phase-by-Phase Timeline
Research & Decision Phase
- Define your must-haves: budget, location, property type, school needs
- Research South Florida counties, cities, and neighborhoods
- Begin conversations with a South Florida buyer's agent
- Review your current home sale or rental exit timeline
- Assess your mortgage pre-qualification status
- Start researching Florida insurance costs for your target property types
Active Search & Preparation
- Obtain full mortgage pre-approval from a Florida-licensed lender

- Schedule in-person or virtual property tours

Due Diligence & Closing
- Inspection period: hire a licensed Florida home inspector (typically 10–15 days)
- Wind mitigation and 4-point inspections (required by many FL insurers)
- Flood elevation certificate (if property is near flood zones)
- Review HOA documents and condo association records if applicable
- Finalize homeowners, flood, and wind insurance before closing
- Wire closing funds — confirm with your title company 48 hrs prior
- Florida uses title companies for closings; attorneys are optional but recommended
Establishing Florida Residency
- File homestead exemption application by March 1 (if closing before year-end)
- Transfer driver's license and vehicle registration within 30 days of establishing residency
- Update voter registration to Florida address
- File a Declaration of Domicile with your county clerk's office
- Update banking, investment, and legal documents to Florida address
- Notify your former state of residency change (important for tax purposes)
